DEFAULT having been made in the terms, conditions, and payment provided for in a certain note dated April 12, 2005, payable to the order of The Hardin County Bank, which note is mentioned in and secured by a certain deed of trust executed by the mortgagor listed above to Gordon Majors, Trustee, of record in record book 457, page 62, in the Register’s Office of Hardin County, Tennessee, and by a certain note dated October 25, 2010, payable to the order of The Hardin County Bank, which note is mentioned in and secured by a certain deed of trust executed by the mortgagor listed above to Gordon Majors, Trustee, of record in record book 525, page 15, in the Register’s Office of Hardin County, Tennessee, and as thereafter modified by instruments of record in said Register’s Office, and said deeds of trust conveying the real estate therein and hereinafter described, and which notes are now due and unpaid and have been declared in default by The Hardin County Bank, the lawful owner and holder thereof;
NOW THEREFORE, Gordon Majors, Trustee under said deeds of trust, having been requested so to do by the holder and owner of the notes, and by the power and authority vested in him by said deeds of trust, hereby gives notice that he will on the date, time, and place listed above, sell to the highest bidder for cash said property as conveyed by said deeds of trust and described therein and above. Said property was conveyed to the mortgagor by deed recorded in record book 221, page 355, deed book 192, page 744, and record book 427, page 397, in the Register’s Office of Hardin County, Tennessee. Reference is made to these instruments, including the deed of trust, for a complete and accurate description of said property.
Such sale will be made subject to all existing highway, roadway, and utility easements; any building and zoning regulations and restrictions; all unpaid taxes; any mechanics’ and materialmen’s liens; building and use restrictions including those in deed book 48, page 38, and deed book 46, page 124; and any other matters shown in said Register’s Office. This is an attempt to collect a debt, and any information obtained will be used for that purpose. Title to said property is believed to be good, but I will sell and convey said property only as Trustee.
